With storm season upon us, now is the perfect time to assess your roof to ensure it is in good condition and does not show signs of wear, which can lead to costly surprises during a storm. Composite asphalt roofs are the most common type of shingle in this area, so we will be focusing on them as we discuss the five signs that it’s time for a new roof. 

With the exception of severe storm damage, most asphalt shingle roofs will last between 15-30 years, if not longer. If you are missing a few shingles or have a small leak, This does not automatically mean you will need a full roof replacement. To properly assess your roof, it is a very good idea to have a qualified professional inspect and service your roof in the spring, especially after temperamental winter weather like heavy snow, ice accumulations, and blustery winds. There are signs of water stains or streaks in the attic.

The first step in assessing the condition of your home’s roof is for a roofing professional to first check inside your attic for water stains or streaks of light coming through the attic sheathing.

Additionally, gutter guards are ideal to better manage the impact of changing seasons, like leaf build up which can rest against the eaves, and eventually cause moisture or require climbing on a ladder to clean out routinely.    

There are signs of trapped dirt, mildew, moss, or algae which attracts moisture and eventually rots wood, creating the perfect dinner invitation for termites or carpenter ants.

There is damage to the flashing.

The flashing will be inspected as well as it seals the seams of the roof from rain around vents, skylights, and chimneys. It is important the flashing is not cracked or broken.
